It always cracks me up when spoiled, silver-spoon-in-the-mouth celebrity types who make millions file for bankruptcy. If you can't make that work without going under you might as well check out right now.
Because there is no quick buck in diversifying, too much patience, planning, effort, and perseverance.
Too many smart entreprenuers in this town not to diversify? Mr. Rosen, really?
Then why haven't we?
I'll tell you why: because as high as some of their IQ's may be and in as much as they may know the real answer, greed will blind them to it and they will immediately look for the nearest short term solution to satisfy their stockholders and board of directors.
Hands down, every time, mark my words.
Whining is for people with a fly-by-night short term, I want it all now mentality whose fat greedy little hands where held out and they were so blinded by greed and the empty promise of a cheap, variable rate mortgage and a quick turnaround on their investment.
Kind of like the construction, real estate, and gaming markets here in town.
Now they are staring down the barrel of the fallout of all their half baked, poorly planned decisions and they are scared and bitter and wanting to be bailed out.
In alot of ways I could care less what the value of my home is. I bought it on the cheap about 10 years ago with a fixed rate. I don't consider myself "underwater," because one way or the other I would be making some kind of monthly payment, but I am not wasting it on rent.
Let the floor fall out some more. All it means to me is lower property taxes and lower escrow payments and/or more escrow account refund checks. And in another 20 years or less I will be mortgage and/or rent free.
If most Las Vegans would start to think and live more for themselves and within their own means vs. trying to live up to everyone elses fake, inflated standards, none of this would be a problem.
Next time you look at your neighbor who has a hummer and a better sports car than you, and a boat, and a bigger house than you, realize there is a good chance that they are a mere few paychecks away from losing it all and they are stressed beyond belief.
And next time you see some idiot on the road with one of those retarded license plate brackets or a sticker with something like "whoever winds up with the most toys wins," give them the old one finger salute and laugh at their next nervous breakdown.

Vegas scams, who woulda thought?
Of course they are thriving. Most of them are undocumented and here illegally which means they pay for nothing except for groceries, personal items, and perhaps rent and utilities (and many of them even figure out how to get around that.)
No taxes, free healthcare at UMC, food stamps, and plenty of unpatriotic gringos paying them in cash for menial work instead of having real americans on their payroll.
Sounds like a sweet deal to me, where do I sign up?
Wow, imagine that, they build their infrastructure up first to support the anticipated and/or desired growth and they actually have plans for continued sustainability.
Here we got "build, build, build, and they will come, or at least we hope so. that's um, what we are hoping for and betting on. um, yeah."
There you go politicians.....In two paragraphs I just summed it all up for you better than all your paid experts with their million pages of reports and wasted time spent justifying their jobs.

I wish I could just retire now, tune out, and move to a place like bisbee, az. the hell with vegas and most uppity urban/suburban centers anyway. I've seen enough and am beyond not impressed.
